i work in a tight market and your typically good mls deal is gone in a matter of hours because the sharp investor is laptoping from the car on the hour every hour and can email a contract from the car on the spot.I'm not implying that these licensed agents are actually practicing, they use their license simply as a tool to troll the mls, not to represent you or anyone else.now, its not a bad idea to find a green agent to low ball offer through if you aren't licensed but again, if you're waiting for a licensed agent to deliver a good deal to you, you're backing up.....

@Vicki Chu, Each exchange will have it's own calendar so you'll have to really stay sharp and calculate risk.If you are wanting to combine two sales into one purchase the purchase is likely to be a much larger asset than you would ever buy if you only sold one property.

@Russell Brazil, who seems to be a pretty sharp guy and is a licensed agent in MD, has been adamant that according to MD law, wholesaling without double closing runs afoul of the law.This is an ongoing debate in many places.
