Thought I'd chime in on a couple things - rent increases usually aren't difficult with Section 8 but they may be time sensitive. 

My dilemma here is: I've spent all this time learning how to find these properties and safeguard myself....but now that the time is here, since this house is off market, I have no clue how to proceed with ANY of the legalities!  

Not the same if I send BTC so potentially could open up some legal issues and might be worth a sponsor safeguarding against that. 

Really easy to replace too, as long as the right pressure sensitive adhesive is used.

The only feature I see lacking at the moment is a sensitivity analysis.  

Should be some lease comps out there that can help you build a base case/downside sensitivity analysis. 

The issue is that most low down payment construction loan programs have so many safeguards built in for the lender that is can be hard to get the construction done at a low enough price to allow for the investor to grab the equity. 

Imagine you're a Healthcare worker and you have to write this note without revealing personal sensitive information.

The other property management company that I’ve used before in another area does an excellent job of managing thousands of units with all the systems in place, but the problem with them as we’re not price sensitive when it comes to repairs.  So with them and make sure that they get three bids on a job and I review and I decide what I want to fix and what I don’t based upon inspection reports. So we have to know their strengths and weaknesses so you can effectively manage the manager.

Again with timing and coordination being a sensitive issue for my timeline.
