I have a nice recommendation list of providers from my RE agent, but a lot of those do not provide coverage for a Quad property as supposedly they are considered a commercial property.So I wanted to ask here1.

Your agent should be able to provide all off this for you and more, this is just my .02.    

So while Umbreall insurance will provide me protection but how do I keep liabilities [Without a LLC] restricted to one property asse.   

I like North vs South, but that's not always exclusive. 

In fact, I have found that an inexperienced or unknowledgeable or untalented broker is a detriment while the “best” broker in a given arena provides value far in excess of their fee.     

Awesome, STR investing works well here provided that you have a great location and take great care of your property. 

My policy is that we provide a pest-free home, then the tenant is expected to maintain it that way.

.: There are companies that provide this and I even believe some do a revenue share with apartments.We had looked into this a while back for some of our properties.Not a bad revenue stream and a nice little perk to have new EVs charging near the clubhouse/office where new prospective residents can also see them. 

That said the biggest issue with heat provided is not the thermostat but the open window in spring and fall when the heat is on.
