You can hit the 1% rule in both places but you will want a property manager to help you navigate the rental inspections.

After signing the lease she is now complaining that she is too old/handicapped and is having a hard time navigating the stairs.

Use your agent to help navigate the process, that’s what we are trained to do.

But in a similar thread in the email list of a local investor group, someone else recommended Navigant Credit Union.

So it’s too soon to tell what protections we may end up having to navigate as landlords.Having said that, there’s another statewide law (AB1482) already in effect that could potentially hinder your ability to end a one year lease and end the tenancy of the tenant.If your tenants have been in the property for over 12 months, AB1482 no longer allows landlords to terminate their tenancy with a simple 30 or 60 day notice unless: 1) the property qualifies for an exemption, or 2) you have “just cause”. 

Ideally you should be working with an experienced investor friendly agent or reputable wholesaler (tough to come by but out there) to help you search and navigate through this.

That is extremely helpful as I have been trying to navigate the STR zones and it seems very complicated to make a STR work at this time.  

That said, I would not give any weight to what the listing agent is telling you, hopefully you are working with an experienced agent who can help you navigate the market and help analyze this deal with you.Do your due diligence and make sure it is going to be a great opportunity for you in the long term...Best of luck!
