In 2023, I did 18 transactions(Top 500 of ~15,000 agents), and manage 13 rental properties for other individuals.As an Individual, I also own 5 additional rental properties that I also self manage.The reason I would like REPS is because Ive got about 200k in passive losses(100k just in 2023 as I fully remodeled one of the rentals and partial reno of another) I would like to apply towards our household W2 income(600k) Overall, I feel like I could definitely qualify but I definitely lack detailed time log of all activities.

Is there any hope for me to ever recoup my loss? 

So besides penciling income/expenses and profit/loss, I would also be looking for comparable sales to justify your purchase price. 

In 2021 I had overall negative AGI on my personal return due to losses on rental properties.

Imagine this: dirt roads with massive potholes, jungle on one side and im paying almost $100/night and barely any hot water, the water in general is dangerous.. but foreigner yuppies like me everywhere walking on the road.. breakfast place La Paleta or sthing is full of ppl and theres dogs trying to chip away at your food, other side of the road major contruction happening 2 large condotels/apartments are being built.

I live within walking distance to coffee shops, gas stations, and fast food restaurants.
