The seller noted this in the disclosure but did not provide detailed comments and the inspector noted some wood rot but did not mark it as an urgent item.

If you had an inspection, your inspector should have pointed out the the stove/fan/smoke detector issue.

Sometimes, but rarely, structural....You'll need to get it into escrow and then have a good inspector take a look at it...
