I like Stessa's analytics tools but the monthly numbers are a bit useless when it doesn't account for property taxes every month, and then the giant property tax bills get paid in December and the performance numbers for the past year are drastically shifted. 

Many colors in the giant 1000+ hue wall units that you see in the shop are similar to these and there's nothing wrong with them by any stretch, but if you just want a safe, timeless palate of 150 or so available to you as a go-to, then stick with the Historical Colors.  

But Dick Cocker was one of the best he was in Los Altos.and to get started you may want to look at the NOrris group in Socal I know they are very good.In addition you need a RE brokers licnese or nMLS license if you are going to do more than a coupel a year.

RentManager is also another one we like, but the sheer pain of switching software again has stopped us from making that giant leap.  

The people with 3 giant aggressive dogs...I just tell them up front normally none of my owner clients will take them, so they need to find the rent by owner.#3....what lease contracts are you going to use?

As tenants turn over, I'll be installing them on the rentals to eliminate lockout calls and so I don't have to rely on my giant key ring.I won't use them for apartments where the front door is right on the street because neighbors could watch my tenants enter the keypad code, for those I'll do it on the back door.
