For primary residence #3, we bought in the path of progress; so, not a live in flip per se but similar in that we will get high organic appreciation and also add value through easy rehab such as refinishing floors and railings, replacing fixtures, improving landscaping, upgrading tile, etc.

I do have those who show up stating “but my cats are clean” or “it was only one eviction” which I just say no, but I’ve also had those who may be slightly off income but have a qualified co-signer, or a lower credit score but it was for a medical bill or student loan, and they worked out well.

I actually sold a great 3 story building that I could not get adequate fire escapes built on because I did not want the liability of tenants living on the 3rd floor with only one means of egress.
