The program isn't designed for investors and to me there are too many restrictions.

I want to be a more engaged parent, travel more, and retire sooner.

Design and finishes are typically owner functions.  

Just pulling something from the internet (don't trust everything you see so take this with a grain of salt I'm not a lawyer): "If the building in question isn't officially designated as an SRO or hotel, it is illegal for landlords to rent individual rooms to tenants for a number of reasons, including that it could allow landlords to evade the maximum rent permitted by the Rent Stabilization Law and Code."

I actually see that communication between listing agents and buying agents get engaged much sooner and that can be good for all parties.  

If you purchase in the right location, have the design and amenities people are looking for, you would probably do aright.

It's time-consuming enough to track hours, let alone check to see if the tracked hours count or don't count.Thank you ALL who posted and have continued to discuss this cryptic designation.   

There are certain areas of town that are worse than others, and also design features that are better than others...also foundations that are better than others.As @Ali Radoncic mentions, I've never thought about wildfires in DFW area. 

Additionally, Blue Ribbon Homes includes a property management team explicitly designed to handle my portfolio and is now offering a range of services to other investors.

That sounds exactly like what we want to do, obviously with higher mortgage rates to consider we only want to engage in  cash only rehabs (my husband is a GC and can do everything) and also would flipping and selling or rehabbing and renting be better in this market?
