I am inclined to agree that you should be charging for the property not for the total number of occupants.However, the Same time certainly a house with 5 people living in it is prone to more wear and damage, Floors, if nothing else. perhaps I should at least charge a deposit like a pet deposit call it a roomate deposit. for adding anyone else to the lease.Is this a fair compromise?

There are many strategies to use.I would counsel you to pause before you move away from an incredibly lucrative growth area like Tampa to head north where your demographics, infrastructure, target market density and appreciation prospects are compromised.
