I'm sure your time could be better spent than cleaning or communicating with guests.

Their communication was poor and they expensed things without checking with us first.

I'm not wanting to make trouble for the agent, I just want to cover my bases.The lot is priced low and has been and on the market for 2 years with 3 different agents.I want to communicate with the builder to ask what made him back out.

At this point most of my communication is done via email with the occasional phone call.

I would recommend my main PM because he checks a few key boxes: 1) no time commitment (i.e. he doesn't try to lock you in for a year), 2) uses PM software so you have some visibility into what's going on, and 3) has had strong and frequent communication.

They have also hired some new experienced personnel that should help alleviate the communications issues we were having, but we won't know for sure for several months. 

If you can see yourself adding value or forcing appreciation than I would find a way to communicate that to him to put his mind at ease on the potential depreciation.

I live in Ashburn VA, but don't mind communicating via email, phone, and texts.

I tried a few times and it was uber frustrating i just never went there again.. and being an agent representing a buyer it was painful.. your buyer is e mailing you everyday wanting updates.. listing agent wont communicate becasue they are swamped and have nothing new.. it was very unproductive way to sell inventory.. but we had to remember this was a crisis and banks simply / and servicing or asset managers simply did not have the man power to deal with it all.. 

I've been pretty good about doing most analysis and communication by email up until a property seems viable enough to walk, but hadn't thought of tracking my computer time to hyper analyze hours spent....probably have burned quite a few figuring out the methods of data collection and analysis.
