I've hired contractors to do work in my personal residence, and even if you are breathing over them the whole time, they just don't deliver.

So those of us busy professionals who barely have time to breathe have absolutely no desire nor time  to start sending out direct mailings, driving for dollars, searching the MLS all day, dealing with contractors, dealing with tenants, etc. ....

So 1031s are neither rare nor are they only done by the richest individuals.1031s are the incubator that fuels the growth for many investor both to transition to larger - and to transition from large to passive and other classes as @Joe Splitrock said.But to everyone on the forums I'd say "take a deep breath". 

@Davido DavidoI'm not sure why I'm wasting my breath on this because in my experience a person who's determined that they've found a way to obtain something for nothing can't be reasoned with.

Still holding my breath as we continue to see the extent of the economic damage unfold nationally.

It was a breath of fresh air for a newbie to the area! 

Yes, a blanket works great but when it's 32 degrees outside and you can see your breath inside your house then its time to turn on the furnace.

The folks I speak to everyday HATE realtors because most just have commission on their breath and don't take a second to actual listen and try and solve the sellers problems.

And don't get me started on how every time I'm in the elevator in public housing I have to step over the puddle of urine and hold my breath for 19 floors. 

You simply dont have the capital to invest at the moment.Take a deep breath, be patient.
