I don’t think the stucco assembly is a primary issue, you have water intrusion evidence from above, that frankly, looks like a significant amount of water based on the total area being affected: it’s not just some little leak or drip.  

RTA (Ready To Assemble) cabinets can be a very affordable way of getting decent cabinets into your rehab.

I was actually planning on maybe taking a week off from work to work on furnishing the home and hire help to assemble the stuff and position them in the home.

Not sure what your budget is but you can try and find corner homes and assembly 2-3 lots together and build a small townhouse development.

The IRS tends to view house flipping as no different than assembling widgets and it is taxed the exact same way.Capital Gains treatment is available only for property held for investment or in the course of business (such as a rental or sometimes undeveloped land).That said, from a tax standpoint, you can and should report the flipping activity and your commission activity separately from your W-2 income.

Hi Sam, I live just outside Rochester, and am actively involved in assembling a "turnkey team" in Rochester right now.  

Generally speaking unless you get super lucky this will take longer than you think and you don't want to be assembling the team while your home is sitting with issues or vacant.

I believe there is also a savings of 20% or more since its from an assembly line and not traditional construction from the ground up.
