I would consider it a working class town and we have seen great rental demand and had great leasing experience there with the roughly 35 properties that we manage.

In regards to demand demographics, yeah I think you'd be targeting a different group, and supply/demand has to be looked at closer.

Right now, as in halfway through 2024, there is very low inventory and a lot of demand. 

Columbus, Ohio is a great market to pick up rental properties because of the lower home prices and demand from renters.

As for the postcards, I listened to a BP podcast before where a person had success when the put a picture of an animal on front because the thought was people warmed to it better.
