Where I live just running numbers on the MLS there isn't a lot of inventory of multifamily for sale on the MLS it seems like landlords trying to sell their properties in my area have them overpriced.I'm from Kansas curious what you guys are getting or if you have to look elsewhere besides the MLS.

I am curious about how he comes up with the number. . . . the formula goes NWROI = (cash flow & rent savings + loan paydown + appreciation)/ Initial Investment So, if you have a low initial investment - it looks good on paper.

Additionally, I'm curious about any potential pitfalls I should be aware of with student rentals and how to mitigate them.Thank you in advance for your insights!

Curious if this would be advisable for the first one to help save some money and then maybe add management as money allows.

I recently heard David Greene’s horror story about a short term rental license going bad in the north Miami Beach area (inspector looking for issues to pick at with the property and tagging the property for issues to avoid granting a rental license), and I was curious about people’s experiences in unincorporated Miami Dade.
