Service animal question for the group.....I have a guest staying who I noticed has large 2 dogs.

Either way, lots of places to go and this site as well is a gold mine of people in the same space doing the same stuff! 

I'm in a beach market so that isn't an issue for me since its so seasonal.Proper is the gold standard for this type of insurance but you'll pay like its actually gold :) 

It is not possible to drive to Big Bear or elsewhere two hours away each time a guest leaves my STR to pass the Material Involvement test.Anyone doing this successfully in LA?

If you think about AirBnB, it essentially acts as an escrow - a guest may book months in advanced and pay at booking, but the funds are not released to you until after check in.I would love landlords perspective from this community on if you would be open to using a trustworthy third party tool that offered this same service (ie. tenants pay whatever your deposit is to this escrow account, then 24 hours after check in it is sent to you).

From there, you can figure out if additional benefits can be achieved via real estate professional status or the short term rental loophole for instance. 

But then I think about other alternative assets like art or gold... you must hire a broker to sell your asset? 

I utilize Roku's guest mode, which allows guests to enter their own information and automatically logs them out upon departure.
