Most kinds arent an issue if you know it is there and dont disturb it.

My tenants take care of the lawn mowing and snow removal, never cause any disturbances or have any arguments with each other or the neighbors, and always pay their rent on time. 

If you don't disturb it you have nothing to worry about.

I have one additional angle: Lost profit by you, which as a CPA is something that disturbs me!

Think if you were the seller, would you want to disturb a tenant every time someone had passing interest?

I believe the EPA regulation applied to installers disturbing more than 6 SF of flooring coated surfaces-in case there is lead in the coating.

Don't do anything to disturb lead paint with tenants residing.  

Not deliberately or negligently destroy, deface, damage, impair or remove any part of the premises or permit any person to do so; and shall not engage in any illegal conduct on the premises; and Act and require other invited guests on the premises, to act in a manner that will not disturb the neighbors’ peaceful enjoyment of the premises.

I definitely understand not disturbing the tenants.
