There are almost no consequences when this isn’t signed.Talk to your agent and read your contract and they should be able to make it crystal clear what the result will be of you walking away now.

@Crystal Davidson I did the same thing with a run down 23 unit Garden Motel.

Then, get crystal clear on their parameters because that's the main difference with hedge funds -- They are crazy picky.

As far as the market outlook, no one has a crystal ball but in my humble opinion we've seen the rates peak and they will go slightly down and stabilize anywhere in between 5-6% for next couple of years. 

It is not like this requires a crystal ball to see that at some point there will be an event that should result in the tenant staying elsewhere.Our lease requires rental insurance and explicitly states that we do not cover this inconvenience and that they need to address it with their rental insurance. 

On the other hand, as a deal sponsor myself, I’ve had people that just ask and ask up to the point that you just have to tell them there is a certain amount of risk in all investments and you don’t have a crystal ball.
