I believe this model is archaic and motivates/unmotivates the wrong behaviors.

Do the numbers make sense with each and all interest rates? 

With closing costs, housing costs, agent commissions, my HELOC costs, I estimated about $20-$30k profit, depending on sale price.But, now I am thinking this would be a great BRRRR to learn those ropes as well!

I find this data super interesting, and took the opportunity to dive into their 2025 edition this week.Nationwide they say we can expect:Average mortgage rates of 6.3%, with rates edging down over the year to reach 6.2% by the end of the year.Home prices will grow by 3.7% across the US, which is pretty modest.

This will obviously take more effort on your part but in the long run, the exercise will be a valuable lesson for future calculations.
