I am curious why the interior paneling stain chosen for virtually every cabin in the Gatlinburg STR market has a darker stain?

Rather than replacing the carpet with hardwood and painting the ceiling panels to make it look more rustic, I could just paint the walls a textured white / grey and add artwork of the Smokey Mountains themed for the winter time: I could then stain the hardwood in the halls white much like this:

I also suggest looking in the attic at the underside of the roof decking for signs of water staining as well as newer looking sections of decking.

Andy, In NC, I can't charge for normal cleaning fees (or carpet cleaning unless carpet is stained, then I can charge the stain part), but I am allowed to charge for "excessive" cleaning.

If you have to hire a professional to come in and remove some questionable stains from the carpet or remove trash and debris from the property, you can probably deduct some.It's no fun when a tenant doesn't clean before they leave, but unless you have to deep clean and sanitize the unit, it's considered normal wear and tear.That's my understanding, if anyone has anything to add, please do, I'd also like to know.

In our lease, in addition to the normal requirements for keeping the property clean, we specifically include the requirement for the tenant to provide professional carpet cleaning upon departure, receipt required and we also provide vendor contacts for a couple who do it to our standards.These vendors will recommend any additional treatments for stains, pet odor, ozone, etc. knowing we will do these if the tenant does not choose to.Two reasons: if they don't, its an easy defense for the charges taken from the security, and;the cleaned carpets are much easier to evaluate for whether or not they will survive another turn.

Note before I moved in the floor was vacuum but there was a sweat stain on the wall, tons of short black hairs in the bathroom tub, and a toilet paper behind the toilet (suggesting floor wasn't swept).

He got his first flip and the first thing he did was put new laminate floors and carpets in....Needless to say, once he was done remodeling the rest of the house, he ended up having much of the carpet replaced and even had to rip up some of the laminate flooring that got scratched and stained.
