I could sure go for some Ono Ono Shave Ice right now.

I currently run a business called Twistee Treat (ice cream shop) and have 3 locations here in Houston.

Tough to generalize from one example but I can think of a couple of reasons why that niche of not completed flips would be pricing down:1) recession and housing market talk has housing construction folks pessimistic. 2) delays from supply chain and materials cost created delays and margin shaving and will affect the new buyer as well…so why would they take on that problem right now?

By all means, shave 50 basis points off all your loans by managing cash flow to the penny, but just don’t tell everybody your making them 10,000 a year by doing it unless they owe $2MM.

Every so often they have a kitchen sale and shave a big chunk of the price off, too.

Ted, buy everything you can today, RE, cars, boats, building materials, buy a storage business to put it all in, stock up on beans and ice cream too, it's all going to cost more later and look at the money you'll save buying today!

Anything neutral, like tans and creams...basic white ceilings.

If the buyer still has an issue, it is something else like a negotiation tactic to shave off a couple bucks.
