I would further advise snag a classic genesis on Craigslist put a new burner in it and polish it up.. it will last forever, perform like a champ and reguire minimal maintenance.

I'm gonna suggest this book before anyone else get the chance 😂:The 4 Hour Work Week by Tim Ferriss.this one is a classic in terms of understanding how to make your business efficient and how to think through the business system creation process without overcomplicating them. hope that helps!

The name brings to mind classic rock and the guy has a Jamaican accent and the two together just made me feel like it was a more... casual... operation than I wanted.  

Would this new tenant typically pay for any updates/upgrades/repurposing that is needed to the property or would that be on me as the landlord? 

My house is 3600 sq/ft, 6 bedrooms, 2.5 bathrooms, 2 stories, frame construction, no basement, 3 car garage, and is the classical style home with pillars in the front. 

This just sounds like a classic property manager that is not doing their job correctly.
