I could see how logically, you should be able to depreciate 700/2000 sq ft, and of course if you have to repaint bedrooms, replace a toilet, etc those expenses can be written off against the income.

Start eviction proceedings on the smoker (and I know how hard they can be in CA), then recarpet and repaint her unit, perhaps hire a deep cleaner, and rent out both to new tenants.

It's right before closing and you discover thousands in lost rent your first year, missing deposits, an entire apartment painted in flat black that will cost you a month of lost rent AND the cost of repainting, etc.No, your estoppel should be collected during the inspection phase so you have an opportunity to identify problems and negotiate a remedy or walk away from the deal.

Powerwashing a house is much quicker and cheaper than repainting, and often gives great results.Hmm I see now "apartments only"... then maybe powerwash cars, buildings, etc.
