.- we will refinish the wood floors- new light fixtures- new electric more than likely- new plumbing more than likely - new front and back door. - plan to rehab one bathroom and leave the other for now- will need to convert one kitchen to a laundry room areaAs you can see some of these are more want than need so that is where the balance begins.

It can be refinished no problem, but some tenants are knuckleheads and will think that solid surface means you can use the direct counter as a cutting board.

My general contractor is quoting me:$32,000 to prep, paint exterior of the home$19,000 to replace asphalt roof$23,000 to prep, paint the interior$19,000 wooden floor refinishing (polishing, filling in any cracks)The home is 90 years old and is 2,800 square feet.
