Yes its vary important to introduce your self to the community. the more you post and comment on peoples discussions the more promotion for yourself plus education your going to get threw the site. 

If the portal takes a large promote on a GREAT deal it may still be better than a minuscule amount on an average or poor deal.There are tons of other things to consider when evaluating deals:1.What is the track record of the sponsor?

An inspector can miss things and it is my belief that you should really know what you are getting into on your investments...

Generally, BP asks that deal terms not be promoted in the forums, but I will reach out personally with contact info.

A Reg D fund will cost anywhere from $15K-$30K to have a competent securities attorney write the PPM, Operating agreements, disclosures, do the appropriate filings and provide guidance for promoting your fund while staying compliant with SEC and state securities regulations.

Almost certainly for something along the lines of what @Richard C. mentions.Figuring out how to avoid getting caught doesn't change the fact you're engaging in criminal activity to promote your business.  

So I started to buy ( kind of like income averaging knowing I was going to get my but kicked on the 5 OREO's I had left) so we got some just smokin deals in those early days after the meltdown.I would be writting on Out of country RE blogs and there were TK guys really promoting TEXAS and there reason is that Texas never fell or not much in the GFC...So that begged the question 3 or 4 years ago what was a better investment markets that got crushed or Texas... markets like Vegas Phx CA Atl  ....
