What neighborhood is the property located in?

Not just the property itself,but also the neighbors and neighborhood. 

My job is to fulfill our vision as a complete one stop shop for investors to go from newbie to early retiree.Absolutely, to get there, and to make money, we have to provide so much value that people not only decide to come, but to come back to, our conferences and events.

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

Single-family or multi-family and in what neighborhood?

Pittsburgh is a popular market for house hacking and multifamily investing due to its affordability, strong rental demand, and diverse urban and suburban neighborhoods.

I'd double check actual rents in the neighborhood with comparable and if it's in line then it doesn't sounds unreasonable...
