Be greedy when others are fearful 

I'd probably wait and see who actually pays and how long the regular schedule is on hold before reaching out for fear that my loans might get 'downgraded'

I’m a Realtor in the Boise area, and reading threads like these helps me to keep a pulse on where people’s thoughts and fear levels are.

I fear this will come back to bite the investor in the butt. 

Keep in mind, most people don't pay rent just because they fear eviction...Most people pay their rent because they are honest and they honor their contracts.

Consider the fear they have now.  

I need to send him a new annual contract with the annual rent increase by April 1st.With all of this Covid-19 craziness going on and fear of tenants of not paying is it a good idea to increase the rent?

The deal doesn't sound so great as to commit when you have a nagging sense telling you not to.

I fear it might only be for owner occupied properties.
