Useful features are the tenant screening that's built in, ACH payments from tenants, they provide me with a website to list my company and listings (I don't use the website yet, but I do list my listings), they automatically send all my vacancies to zillow, trulia, and a handful of other sites.

For these folks its just about cash flow and no head aches.. professional management  a month cash flow NO debt. the 80 unit one I think they paid 4.5 for cash..

They make enough that i know it would not be a budget issue, and from my merchant experiences, i know that ACH payments are less likely to be declined by a bank.... so is there a service to set up auto payments with a routing number and account number?

I'm not (at least not for more than 2 of my units).I don't deal with ACH, tenant screening (professionally) and all that stuff that's offered with these services.What I do need is a program to easily add a new property/unit, put in the rent, any recurring or one-time costs, mortgage info, purchase price and associated costs and the same for any sale transaction on the property.
