Do you plan to manage it yourself or look for an operator?

Most also rely on  beefed up rents and unrealistic operated expenses in their pro-formas to justify higher sale figures which appears to be the case here.

I self manage my own rentals and I also operate a management company assisting other investors nearby.

If you can find local deals (within 2 hours of where you live) that make sense, they can be gold mines. 2 hours seems to be the max that most people would drive if you HAD to do your own showings or move-in prep and local management proves unreliable.

Luis Capriles I just officially started working with mine a few weeks ago, but so far I like how it is working out.

I expect to be at least $40k (for 2 units that have been in operation since 1999 so well established) below my 2019 numbers (so below numbers from before any COVID impacts).   

I suspect mine added less than $50k because it took space from other use, but it added enough to be an easy decision to add. 

It's a 2/1 with balcony and we'll operate it as a STR.
