Also add to that the fact that the less time you spend dealing with these types of logistics, the higher your hourly earn and the more efficient you are (since you're spending fewer hours on the project).I remember my first few projects, where I literally spent 20-30 hours going store to store to find, pick out and buy materials.

I have NO idea about insurance but, logistically, I can tell you around here in University of Oregon landlords will typically only rent to kids when they have a parent cosign with all due diligence then generally they have a large deposit as well as "fees" per incident inside the property at the end, i.e. holes in the wall, burns in the carpet..

the advertising can easily be handled by the owner and then handed of to the manager, if that was an issue, it's purely logistical.
