The key to investing is the sponsor. 

The key is not just to survive those moments but to use them as opportunities to grow.

If its truly "turn-key", go for it.

Key factors include your experience level, credit score (600+), down payment (10-30%), property appraisal and ARV (65-70% of ARV), project scope and budget, exit strategy, cash reserves, market conditions, and lien position.

Or possibly negotiate "cash for keys," figure out a dollar amount that would make it acceptable for your friend to end his lease early.

I do know that sometimes in this market with higher interest, flexibility can be key!

I have an initial list of currently available properties clustered in specific areas, mostly Massachusetts, that are turn key and cash flow positive, minus some development, consisting of $260mil worth of real estate.  

If it ultimately comes down to me having to do  an eviction, ejectment or cash for keys then so be it.
