I had to find and interview every party( surveys, architects, realtors, etc.).

This is pretty basic and if your Realtor wasn't aware of this it might be worth while interviewing some new agents and looking for one who will be able to give you more accurate information.

I think the best use for this tool is to use it to compare companies after one has done their due diligence on the companies they want to consider (reading reviews, interviewing the manager, etc.). 

Finally, I'd be sure to confirm who you're working with day-to-day, whether it's who you interview with or a member of their team. 

Look up some of Travis Watts' interviews and he'll tell you why he wouldn't have started with multifamily syndications as well. 

When you find an agent who runs a team, put that name on the list you are compiling of agents you want to interview.
