George, that's usually the case with such folks, and why they need to prove payments made.I didn't go over closing the transaction or other issues, so it's not an all inclusive list of stuff to do, but to get you to a bid.

Where I live in California it's called all-inclusive trust deed, or aitd.

Today I can break even on it if I sell inclusive of all costs, but I don’t want to.

There may be an uptick in the inclusion of EM lately due to the hot nature of the market, but in the last three years that I've been an agent, earnest money has been a buyer's idea once or twice. 

In CA. there is a specific deed of trust called a All inclusive deed of trust that allows those transactions to go legally and give the seller the protection they need..

@Selena Walsh -- I would love to meet you some day -- us both being local.1) Cost 2) Handles all laundry (provides sheets, towels, etc) and paper products (TP, Paper towels, etc).3) I think I'd prefer some that charged by turn vs a % cost of the rental4) All inclusive (I don't want to have someone take 28%-40% and not give the option to provide or manage snow, lawn, etc)5) Shares guest information (all names, email, addresses, phone, etc). 6) I'd prefer the person be able to be at the place within an hour to handle any issue in person if need be.
