I think that's what also has me going, because I definitely don't have the funds to start buying multi-family properties or anything else and I don't have a mentor to guide me through anything dealing with real estate.

It's a mess. 

You will probably have some sort of limit regarding mold/medical, but thee things can turn into a mess, trust me, I manage a lot of units and have done so for almost 30 years. 

Can they bring in 5 jobs and just charge 5k on top of sub pricing and then never, ever do anything else?

in addition to everything else, it would bother me to pay a bad tenant to vacate.  

I can't speak for Methods #1 and #2, but there are TONS of older landlords out there (like my boss) who are at a point in their life where, while they're NOT READY TO SELL, they'd love to find someone else to hand over the reigns.

We didn't want to mess around with a rental agreement and a deposit etc., because it is short term, 30 days or less. 

You cant take advantage of the STR loophole on a primary residence even if you are renting it out to someone else.
