I am looking for the most elegant way of making this property rent ready.

I got some quotes on a house staging, it was $350/month for a couch, side chair, dining table with 4 chairs and a couple of accent tables and pieces.    

We are into dining out, books, wine bars, etc.

I have utmost respect for this personality, and they deserve every dollar plus that they make, I have no intention of it though, doesn't fit my elegantly lazy personality.

Then the kitchen/dining room.  

I had a stripper pole mounted in the dining room, mounted safes, and an entire closed circuit video recording and alarm system (inside and out) placed by the tenants.

.- To do tile just in that area for 3k -just entrance, hallway, breakfast area and kitchen- dining room would remain laminate, laundry room laminate and living room carpet.

Now I ship it directly to the person who moves the furniture for me.I started with 1 house worth of furniture- 1 living room set, 1 dining room set, 2 bathrooms, assorted small stuff, wall hangings.

There is a wall between the kitchen in the dining room that is not load bearing so we would be able to knock it down, but then that would cut down on the space for appliances and cabinets.
