It's incredibly difficult to make money in elderly housing stock if you don't know a great deal about how to maintain and renovate elderly housing stock.

If you are elderly, don't want more to manage, and plan to leave the property to your heirs, get the cost segregation done and use that cash flow to help your family, pay medical bills, take a much-needed vacation, etc.

The attorney may have felt that the elderly couple would be in over their head in a Trust without a lot of time spent explaining it and discussing each issue.  

Rarely does he have anyone on who earns less than about $100k/year or who has chronic health issues or ill or elderly loved ones to support.

@Ken Elder There are several Solo 401k providers who can set you up for a reasonable fee and pretty small annual fee with no transaction or asset based fees being charged.

Because we own our houses, I don't have a landlord or law enforcement to help me.And my elderly neighbor, with the oxygen tank, has a restriction: smoking around her and her tank is a fire/explosion hazard I think.
