When it comes to assigning the contract, make sure you lock the buyers up on non-contingent agreements so they can't back out without losing their EMD.Experienced buyers are used to competing on deals and will fight to close as quickly as possible.

Having a hefty security deposit in the bank is much more beneficial.Also, don't lock yourself into a 2-year lease.

Instead of trying to lock people in bs contracts, maybe try doing a better job at PM so the client doesn't want to run away from your PM company.

Figure out where you'd want your new prop and start scouring MLS - get some possible options locked and loaded early so you know you can hit that 45 day identification deadline (that's usually the hardest one).

In regards to keeping extra supplies. one of the things she requested was a locked closet with extra supplies (clean linens, towels, etc) with a key for the maid so the tenants won't be able to access..she said this is important when you have quick turnovers and there's not always time to do laundry.
