@Brett Baginski  - thanks  1) you might  consider  refinancing the two loans  before  you move so that you  can  use   " owner  occupied rates "    2)  once you move  and  rent the home - you will need to use rental property rates  and these are  much  higher and  expensive .....3) refinancing as a 2nd home would require you  qualify  with both mtg payments  and  pricing  for 2nd homes is  the same as rental  property pricing  so no huge  benefit  on that 4)  when  refinancing  you can  consolidate the heloc with the  first or if you want to keep it open you can  ask the  lender to  leave it in place  via a subordination agreement ....leaving the  heloc  open and in place  will  make the pricing higher as  compared to paying it off

So, a good way to choose a city is to choose a city you're at least familiar with, and see what opportunites can be leveraged there.2) Look at prices in that area you at least know minimally3) Check out the rents with rent consolidation websites (craigslist is one, rentometer is another) This helped me when deciding which locations to buy in, and where to focus my searches, and this information is available online.
