Narrow down your location based off of your comfortability, budget, local property owner regulations, and rent to price ratio, and you'll be building a portfolio in no time. 

I ended up buying a SFH home on a nice-sized lot and I am building an ADU on the property.

If your long term goals align more with the focus of building equity then I’d focus on the duplex for now and still look to get into another deal that will build equity in the next year or so.

I would suggest building your CORE 4 which consists of a great realtor, contractor, property manager, and attorney after you choose where to invest in.
