All tenants pay online using an online service or app etc.

You can use a property management app to send an email or text message to tenants to remind them of the rent and it will automatically send notices to tenants who are late on their rent.

I’ve looked on some apps, but they seem tough to find.

I had heard of them as a property management app, but apparently they do home loans as well.

I didn't want to have to have separate apps for rent and accounting and expenses.

What I like about TenantCloud over something like Cozy.co is that it has automated template leases / notices, electronic signatures, an accounting feature, robust mobile app, and great reporting features.

Get an app like CreditKarma and make sure you are doing well in all other categories that impact your score.

Also a lot of Title Companies have amazing apps available to Realtors, for free, that have some unbelievable data searches and ability to put together specific farm markets.
