Even for the SHTF scenario that @Ian Ippolito eludes to, I think that booze and bullets would be a better hedge than Gold - and at least the prior has interim, medicinal utility while we're waiting...I hear the hype, I know folks that invest in Gold - I even own some, but perhaps I'm TOO practical - I just don't get Gold.Once you have it, how do you get rid of it?

There are professional tenants out there that know how to play the long game and cost you a lot of time and heart ache.  

Lots of people go after cashflow, but that is the beginners game where you have to own lots of properties and deal with all the head aches of have many.  

Some lenders will send a reimbursement via check, ACH or wire right away.

You must be careful with people now paying thru credit cards, checks, ach, these payments can take longer than expected AND reversed.

Debt plays on the west coast will equal or exceed COC returns of any rental property in any of the cities described above.. with much less head ache..

She doesn't like dealing with the head aches of the rental property always having problems that need fixing :D.Since I posted last I emailed all the banks in town asking them to send me lists of their foreclosed property and got a hold of the realtors in town that deal with foreclosed property.

Last time I checked you specialize in house aches lol.

I will have to deal with Chicago bureaucracy and head aches for maybe 1 month.

I'm hoping tenants at the place where I PM for will get on board with making an ACH deposit to an account number at my bank.
