I’m wondering if anyone would be willing to share some strategies on a few different avenues to finding properties other than the MLS.This is our main source of income for the time being so needless to say any help would be much appreciated!

Matt, I have actually done that, and needless to say I didn't have much luck in my small town. 

However, you should note that the path you are contemplating (a CA LLC + whatever it takes for it to do business in Nevada) may be needlessly expensive.  

And needless to say, we are nervous !!!

I get this all the time, or even better when people meet me they ask if I am "JR" and where my father is.Well, needless to say, they just ruined any chance they had of getting my business right then right there.

That was just the tip of the iceberg so needless to say I walked away from his money because I didn't have the room to operate the way I know best.That's just how I do it.
