Carpet squares are easy to install just have straight edge, tape measure and a good pair of scissors.

For those that buy and hold single family I am looking for input on two questions in regards to financial measures.1.

Is there a measure that subtracts off for Capex?

Allocate a certain percentage of your marketing budget for that, and give it a try, and then measure, and then pivot accordingly.

It will be pricey and I don't know that it will have a distinct (measurable) impact on the rents.  

Read the manufacturer's instructions, but generally 1/4" - 5/16" of gap along the wall (measured from the bottom plate if your drywall is 1/2" off the floor as it should be) is ample expansion space and easily covered by the baseboard.

You can measure the cap but it will not have a direct relationship to total profits like with commercial properties.

The debt load measured against median income is not bad at all.

If I forget to measure the final locations of the recessed lights before the sheet rock goes up, I usually refer back to the dimensions on reflected floor plans I gave to my electrician.
