@Russ Wahl, markets will clearly vary, but here is a quick break down on my costs:Roof - 6,000 - 8,000Windows - $250-300/window installed for cheap optionDoors - $150 for cheap interior prehung slabs installed, and $500-1000 installed for exteriorHVAC - replace furnace and AC, but no duct work or electrical $6,000I would image you are at $20,000 right there, and these are not even the most expensive things. 

From what I understand of most HOA's, I'm responsible for the interior and the HOA is responsible for the exterior/common areas.

I'm paying a guy $300 (+paint cost) to paint the interior and exterior of a 1500 sq ft house tomorrow!

The interior was outdated and the place hadn't seen much maintenance in a few years.

They can dictate even interior features in the condo.  

I would want to see more info on the property - the layout, the interior/exterior condition, size and location (address to look at comps) before making any further recommendations. 

I currently have my real estate license and an education in interior design.

While the interior was move-in-ready, the exterior of the house needed some work, as well as the yard.

Seriously though, I know white cabinets, dark wood trim, white painted brick (a cardinal sin to paint brick anyway IMO so good riddance there), glass block bathrooms, Tuscan kitchens, brass hardware, reclaimed wood, Edison bulbs, furniture and fixtures made out of black pipe and distressed wood, interior sliding barn doors, pastels, too much granite, chevron patterns, whicker furniture, etc. have all been way overdone recently and are on their way out now, and brightly painted cabinets are in, but beyond that I’m not sure what the “next” design trends are currently.
