AND, managing your property is abundantly more important over the long run (I suppose people will disagree with me here as there are a lot of pundits that suggest that if you buy right everything else will work itself out).In my humble opinion if you go into it as a business venture (business plan etc) and then constantly treat it like a business (don't forget that your tenants are customers, and referral sources) things work out generally smoother.There is lots of fodder on here about leveraging your invested dollars as well.

It's not that they would be bad investments but because of the military culture and economics you'll find that big apartment complexes to be in abundance and preferred over small multis.
