Note: you are not always limited to structures such as an LLC or corporation, with a land trust (depending on the state law applies to the trust) it can actually be a superior route to the other entity forms as the owner/beneficiary can be totally 'off grid' in terms of almost complete anonymity with  zero state entity incorporation and maintenance cost.If you don’t have the personnel internally, who is utilized obviously needs to know what they are doing.

Because of them I haven't posted an address in a for rent ad in 5 years; just cross streets.If a real potential applicant wants the address (easily figured out by a reasonable human) they can ask via anonymous CL email while replying with the answers to my direct questions I ask at the bottom of every ad.

& since the corp is anonymous through Wyoming laws they can't attack the corp & find out what else or who owns it. but your the manager so your getting a 1099 where you can use to write off business expenses.please spread light if I'm way off here..now idk how any of this affects getting another loan.

@J Woodfin  yup the guys who tied it up or attempted to could not find an end buyer.. there is a tab on the CA BRE for reporting unlicensed activity its anonymous and only takes a few minutes..
