Luka, I could not hope more for you that you are right and I am dead wrong here.

I am sure I will be very publicly wrong, and you all can make fun of me in two years, when stocks double and real estate prices crash 20% from here, but I just don't know how you can watch this industry, this closely, for this long, and not be raring to go in the current environment. 

Clay soils mean that drainage is really important to prevent foundation issues.

If you accidentally use some wrong words, it could be a significant fine. 

E.g. his surveyor was wrong and he built his new 15 million dollar building 1 mm too far into my land. 

Its crunch space in case things go wrong.
