If I wanted to could take on units but think this is a train wreck waiting to happen with caps for A properties yielding 3-5%.

The property next door was a wreck (rural property, only 1 neighbor).  

I finally spoke with 2 potential sellers and I must say it was very nerve wrecking and exciting at the same time.

She has been working hard to get the house ready, so wrecking the house wouldn't make sense.  

It's all exciting & nerve wrecking! 

Again this is my first ever lead and/or experience so as you could imagine I'm a nervous wreck lol. 

The world was at war, economies were wrecked, and countries appeared to be on the verge of annihilation.

I'm about 3 things when it comes to my properties:1) Pay the rent on time every month (by the first)2) Not wrecking my property, treat it like a home and with respect3) No Meth Labs (really no drama of any type, especially police drama)Rick

That PM seems to be single handedly wrecking your cash flow.

They can happen but with the appreciation we have seen unless the situation is a total train wreck most people are able to get out without going the short sale route.
