Also, the supended ceiling in the basement clearly is wrecked from water damage, although during inspection no source could be found and above the ceiling everything looks good.

Obviously don't wreck yourself but if you can get the seller to move down a little bit, then it may be worth it for you to take a little less to figure out the entire process.

I invest in C properties and some units are left just as nice as the tenant(s) entered them and some are a wreck (my one-bedroom apartments tend to stay in the best shape - larger properties with kids typically get wrecked to some degree).

Nobody can pass the buck, everyone's responsible and accountable, and I'm not overlooking a child that's a nuisance to society and will wreck my asset.It's difficult to enforce tag-along boyfriends/girlfriends, family, 'babysitters' etc.

For C-corps and asset protection, if you own shares in a corporation and are sued personally (i.e. after a car wreck), a judgment creditor can reach your shares in the corporation.
