Has anyone ever had that work out on here?

What if you pick the wrong project, or the wrong sponsor, or the economy changes, or the business plan doesn't work out. 

If you think keeping money in your backyard keeps you financially safe, just remember how that did not workout in Greece.

I'd have to offer 20 to 30 percent under asking for most of the properties to work out for me.

RE meetups that have helped me are very specific to San Francisco Bay Area market (sales and median rents in the last year and last quarter) so I'd recommend finding a meet up or session that might address your local market and if that's a viable option for you to invest in. 

Does seem fairly reasonable 🤔 went high on the Reno estimate and maintenance costs ect and low on the rental amounts.. so hopefully it will work out better.. 

I could lose my entire investment 400 times (and get 400 practice sessions in 400 days) for the price of the education, and if I couldn't learn the ropes well before I completed 400 deals in a single year, I'm not cut out for that business.

Also, even though rents are high in Memphis it is very difficult to get the rents to work out to 2%.

I'm using my workout time to educate myself daily and feel overwhelmed, but excited to get going.
