Funds would be extracted by active consultatoin fees charged by the Canadian entitie(s), and taken out by dividends.Considered a limited partnership for cleaner flow through pruposes, but was told that it is more difficult to get active consultation fees out of it and there is a withholding charge that could take up to a year to get back out to the Canadian entities.Your feedback is appreciated.

By withholding retention you are incentivizing the GC to complete the project whilst you earn interest on that cash in the process.You'll also need to include a project milestone schedule detailing when each task is expected to be complete.

I never considered the holding costs, which I am assuming to be any costs associated with holding the property for whatever time period needed to season prior to the Refinance phase, such as interest on borrowed cash, mortgage payments during rehab, etc.
